The Strategy

Proof Before Scale

Most wellness hospitality brands try to launch their flagship property as a first move. @One does the opposite.

The first @One property — the MVP — is a private wellness short-term rental designed to validate the things that matter most: premium average nightly rate, occupancy, operating systems, direct-booking demand, brand resonance, and guest reviews.

The MVP is intentionally smaller, more capital-disciplined, and easier to operate than the eventual Signature Property. It exists to make the case for scale — with real numbers, real photography, and real guest feedback.

When the MVP performs, the Signature Property becomes a data-backed expansion rather than a speculative leap.

Private Full-Property Stay

Guests rent the entire property — no shared spaces, no strangers passing through. The privacy is the product.

1–2 Bedroom Configuration

Sized for solo guests and couples. Smaller, more intentional than a typical destination retreat.

Full Wellness Circuit

Sauna, cold plunge, hot tub, fire pit, yoga & meditation platform, nature paths. The amenities the experience depends on.

Prefabricated Construction

Engineered off-site, assembled on location. Precision, speed, cost control, and design consistency across every future property.

Digital Detox by Default

No televisions. Limited Wi-Fi. The structural absence of digital noise is what allows the rest to land.

Direct Booking First

Built to migrate guests from platforms onto the @One direct-booking channel over time, protecting margin and brand trust.

What We Are Looking For

Site Criteria

Every candidate property is measured against a strict set of criteria. Discipline at the site-selection stage protects everything that follows.

Drive distance

Within 2 hours of the George Washington Bridge — accessible to the NYC and Northern New Jersey market without requiring a flight.

Legal STR path

Municipalities where short-term rental use is permitted with a documented path to compliance.

Privacy & seclusion

No visible neighbors. Significant natural buffer. The guest should feel they have the property to themselves.

Natural features

Forest, water (creek/pond/lake), elevation, or terrain that creates a sense of escape and high-end visual content.

Build feasibility

Buildable land suitable for prefabricated construction. Septic, well, electric, and year-round road access feasible.

Minimum 10 acres to support full program deployment and protect long-term privacy.

Local availability of cleaning, maintenance, and property-management vendors who can hold a premium hospitality standard.

Directional, Not Committed

The Signature Property

The longer-term vision is a larger destination wellness property in the Catskills. The shape it takes will be informed entirely by what the MVP teaches us.

The Signature Property is the destination version of @One — a larger, multi-unit private wellness retreat with a chef program, expanded movement and meditation infrastructure, and a fuller sense of place.

We are deliberately not over-designing it yet. The MVP exists to answer the questions that should shape the Signature build: which amenities matter most, what guests are willing to pay for, what generates repeat stays, and what the operating model needs to support.

The Signature Property will be re-underwritten after the MVP stabilizes. Anything stated about it before then is directional only.

From Plan to First Guest

The Build Path

Six phases from diligence through stabilization. Investors and interest-list members will receive updates as each phase progresses.

Phase 1

Diligence & Materials

Finalize site criteria, investor materials, comparable-property research, and STR-compliance checklist.

Phase 2

Site Selection

Search, tour, and underwrite candidate properties. Confirm legal STR pathway and utility feasibility before offer.

Phase 3

Capital & Site Control

Close founder equity, debt, and outside investor capital. Secure site under contract or option.

Phase 4

Design & Build

Finalize prefab partner, construction plan, wellness amenities, and furnishings. Break ground.

Phase 5

Soft Launch

Photograph the finished property. Run controlled stays. Generate reviews and direct-booking content.

Phase 6

Stabilize & Evaluate

Operate the MVP through stabilization. Use real performance data to evaluate the Signature Property.
